The LA coast is not one market, it is a dozen distinct neighborhoods, and the right one depends on your budget, your lifestyle, and your commute. Whether you want a walkable beach town, a turnkey Silicon Beach condo, a house with space near schools, or a canyon-and-coast luxury setting, there is a pocket that fits. This guide gives you the quick orientation I give every relocating client.

Start with your budget

Roughly from most attainable to most premium (mid-2026, broken out by property type):

  • Playa del Rey: condos and townhomes from about $550K, single-family from about $1.5M. Beach-town character, one of the lowest coastal entry points.

  • Marina del Rey: condos from about the mid $500Ks, with only a few single-family homes, generally well into seven figures. Waterfront, low-maintenance living.

  • Culver City: condos and townhomes about high $600Ks to $1.1M, single-family about low $1M to $1.6M and up. Walkable, food-forward, booming job market.

  • Playa Vista: condos about $850K to $1.2M, townhomes $1.3M to $1.9M, single-family $1.8M to $2.6M, plus HOA and Mello-Roos. Newer, amenity-rich, Silicon Beach convenience.

  • Westchester: mostly single-family, about $1.23M to $3.35M, with condos and townhomes near the village as the lower entry. Family homes, space, and value near the coast.

  • South Bay beach cities: condos, townhomes, and single-family homes across Manhattan, Hermosa, and Redondo. Manhattan Beach generally highest, Redondo more attainable.

  • Brentwood: primarily single-family and higher-priced. Established, leafy, and residential.

  • Santa Monica: single-family around a $3.85M median, condos around $1.25M. Iconic beach city with distinct neighborhoods.

  • Malibu: primarily single-family, coastal and higher-priced across 21 miles of coast.

  • Pacific Palisades: primarily single-family, higher-priced and rebuilding. Village lifestyle and long-term opportunity.

One caveat: within any neighborhood, condos and single-family homes vary widely, so use these to compare neighborhoods, not to price a specific home. I pull current per-type numbers for any you are serious about.

Then match your lifestyle

  • Want the beach and a real neighborhood feel? Playa del Rey or the South Bay.

  • Want turnkey and amenity-rich? Playa Vista or Marina del Rey.

  • Want walkable and central with great food? Culver City or Santa Monica.

  • Want space and yards? Westchester or Brentwood.

  • Want privacy, scenery, and luxury? Malibu or Pacific Palisades.

Then factor the commute

If you work in Silicon Beach (Playa Vista tech corridor), the closest options are Playa Vista, Playa del Rey, Marina del Rey, Westchester, and Culver City. If you commute to Downtown LA, Santa Monica and Culver City both have Metro rail. If you travel often via LAX, the coastal-south neighborhoods are ideal.
