Building an ADU on the LA Westside is realistic on most single-family lots in Westchester, Culver City, and Playa del Rey. What California law now guarantees you
California has steadily cleared out the obstacles that used to kill these projects. The big one is what planners call ministerial review. In plain terms, the city checks your plans against a list. If the plans follow the rules, the city has to approve them. No public hearing, no neighbor vote, and a decision required within 60 days. Cities also cannot make you replace parking when you convert a garage. SB 1211 allows up to eight detached ADUs on lots with existing multifamily buildings, and AB 2533 protects owners of unpermitted ADUs built before January 1, 2020.
In the City of Los Angeles, which covers Westchester and Playa del Rey, detached ADUs can go up to 1,200 square feet. Culver City runs its own ordinance.

The line items that blow up budgets are never on the brochure. They are the sewer connection, the electrical panel upgrade, the extra work a sloped lot demands, the fire sprinklers, and six weeks of design revisions nobody planned for. The LADBS Standard Plan Program is worth a look: it lets you build from plans the city has already pre-approved, so plan check goes faster. It applies only to new detached structures.
Where ADUs make the most sense on the Westside
Westchester is the best ADU territory on the Westside. Kentwood and Westport Heights are full of deep lots with detached garages and, in many pockets, alley access. Single-family homes here, the bulk of the neighborhood, generally run from about $1.4M to $2.2M and higher.
Culver City lots are tighter, especially around Carlson Park, but rental demand near the Metro E Line is strong. Single-family homes there typically start in the low $1M range and climb past $1.6M for larger or view properties, while condos and townhomes run from the high $600Ks to around $1.1M. In Playa del Rey, it comes down to flat lot versus hillside.
What an ADU does to your value and your sale
An ADU usually helps your value, but rarely dollar for dollar with what you spent. What buyers and appraisers reward is a permitted unit with private entry, a real kitchen, and a proper bathroom.
